 PHASE 1 of 4 - UNDER CONTRACT/INSPECTIONS 

• Send out introduction emails to your client, the lender, title company, and other agent introducing ourselves as your Transaction Coordinator and attach the executed contract
• Set up a virtual timeline of all the contract dates and share with you and your client
• Send calendar invites to you with all the important contract deadlines
• Confirm inspection time with listing agent/seller 
• Gather option money & earnest money receipts
• Start working on your compliance to get any missing documents signed 
• Follow up on any items required per the contract...ie Seller's Disclosure Notice, Survey & T-47, HOA Documents

• Write amendments
• Follow up with Lender to check on loan status and appraisal results.
• We follow up with the Lenders regularly on Tuesdays and also multiple times throughout the transaction as needed
• Advise Title to order the survey if needed
• Follow up on Title Commitment, Tax Certificate, & Survey from Title
• Ensure Title and Lender have all contract documents and amendments they need
• Submit your file for compliance
• Submit Funding Request to your Brokerage and then send your CDA to Title
• Order the Home Warranty for the buyer
• Send Utility Information to the buyers or buyer's agent
• Follow up on repair receipts

• Confirm Lender Sent out Closing Disclosure on time and confirm we have the Clear to Close
• Confirm Title has the Closing Documents
• Set up the Walk-through and confirm with parties
• Schedule Closing and send you a calendar invite with name of Title Company and their address
• Send your client a Closing Instructions email with information on what to bring to closing and the date, time and location

• Upload the closing docs and email communication to your Broker's Compliance
• Send congratulatory email with final Closing Disclosure
• Update MLS status
• Send reminder for yard sign to be removed (if applicable)
• Send email to your client with the web addresses you would like them to leave you a review on

•  We need you to provide our Transaction Coordinator with the executed contract, amendments, and all parties information. 
• Attend inspection, walk-through, and closing. Deliver Option & Ernest money checks.
•  Handle all negotiations for your client.   

 $430 per Contract at Closing. $0 if contract terminates.
